Mobile home flood coverage

Florida floods don't wait for hurricane season

Standard mobile and manufactured home policies pay zero dollars for flood damage, and the entire state of Florida is in a flood zone. We quote private flood and NFIP so you see the complete picture.

  • Rain through a hurricane-damaged roof: a home insurance claim
  • Storm surge or rising water: a flood insurance claim
  • Same storm, two policies, and you need both in Florida
  • Coverage available in all 67 Florida counties

Private flood vs. NFIP

Which flood option is right for your mobile home?

Many Tampa Bay mobile home owners find private flood offers better coverage at a lower premium than the NFIP, especially in Zone X or newer homes with good elevation.

  • Private flood: up to $5,000,000 dwelling and $500,000 contents
  • Private flood: only a 10-15 day wait, none on real estate closings
  • Private carriers are A-to-A+ rated and lender-approved
  • Some private policies add additional living expense coverage
  • NFIP / FEMA flood insurance is backed by the federal government
  • $5 millionPrivate flood dwelling coverage limit
  • $250,000NFIP dwelling coverage cap
  • $100,000NFIP contents coverage cap

6 things to check when comparing flood quotes

Flood policies are not all the same. Look at these before you commit to a policy.

Building vs. contents

Know what each quote includes. Many owners learn after a flood they only had building coverage.

Limits vs. home value

NFIP caps dwelling coverage at $250,000. If rebuilding costs more, NFIP alone is not enough.

Waiting period

NFIP waits 30 days, some private carriers 10-15. Buy before hurricane season approaches.

Deductible

Deductibles range from $1,000 to $10,000 or more. Compare yours to your savings capacity.

Replacement cost vs. ACV

On an older mobile home, the difference can mean tens of thousands of dollars after a major claim.

Additional living expenses

Standard NFIP does not pay for temporary housing. Some private flood policies do, so ask first.

Questions

Frequently asked questions

Does my mobile home insurance cover flooding?

No. Standard mobile home and manufactured home insurance policies do not cover flood damage. Flooding requires a separate policy entirely. A few Florida carriers offer flood as an endorsement added to your home policy in lower-risk zones, but most require a standalone flood policy. FishHawk Insurance Center strongly recommends flood coverage for every mobile and manufactured home owner in Florida, the entire state is in a flood zone.

How much does flood insurance cost for a mobile home in Florida?

Most mobile and manufactured home owners in Florida pay between $400 and $2,000 or more per year for flood insurance. The price depends on your FEMA flood zone, your home's elevation relative to the base flood elevation, whether your home has flood venting, your coverage limits, and whether you choose private flood or NFIP. Homes in lower-risk Zone X can sometimes find coverage under $500 per year. FishHawk Insurance Center quotes both private and NFIP options so you can compare.

What's the difference between private flood and NFIP flood insurance?

The National Flood Insurance Program (NFIP) is the federal government's flood program, available to virtually anyone in participating communities, capping building coverage at $250,000 and contents at $100,000, with a 30-day waiting period. Private flood insurance is offered by A-rated private carriers and typically provides higher coverage limits (up to $5 million), broader coverage terms, faster claims processing, and often lower premiums for qualifying homes. FishHawk Insurance Center compares both options for every flood quote.

Do I need flood insurance if I'm not in a high-risk flood zone?

We strongly recommend it. More than 25% of all flood claims nationally come from properties outside high-risk FEMA flood zones. Florida's afternoon thunderstorms, tropical storms, and poor drainage can send water into homes in areas that 'shouldn't' flood. Flood policies for Zone X (lower-risk) properties are often very affordable, sometimes under $500 per year. Don't wait until after a storm to find out flood wasn't covered.

Is there a waiting period for flood insurance?

NFIP policies have a 30-day waiting period before coverage begins, you can't buy a policy once a named storm is already threatening and expect to be covered. Private flood carriers typically have a 10-to-15-day waiting period. Neither NFIP nor most private flood policies have a waiting period when purchased as part of a real estate closing. FishHawk Insurance Center recommends securing flood coverage well before Florida's June 1 hurricane season start date.

Can I buy flood insurance without already having a mobile home policy?

Yes. FishHawk Insurance Center quotes and places flood insurance as a standalone policy or alongside your mobile home or manufactured home insurance. If you already have home coverage through another agent and just need flood, we can help with that too. Call 813-776-1542 and we'll run both NFIP and private flood options for your home.
